    Seems to be that way throughout sunny Northern California! January last year (2012)sales totaled 385 with median of $307,500. 2013 sales dropped to 330 but median shot to $350,000! Michael J.     So if it's anonymous--is their a duty to present the offer? And just WHO is presenting the offer? Is this procuring cause if a buyer goes in and presents an offer to me the lising agent?     I would like to speak to the greater issue of investor's interceding in the short-sale with a Seller, promising they will negotiate in good faith with the lender to get them off the hook of an imminent foreclosure, having them sign a "Autorization to Negociate" form and then attempting to hammer away at the lender for a below market valueation which many banks will NOT issue only to have the property to foreclosure due to the investor greed. Whereas a Realtor would hopefully put it onto the MLS at a very competitive price, get Seller buy-in to keep the home in showing condition, agree to fill-out all associted Lender required documentation amd cooperate fully, this may generate multiple offers ABOVE asking price. A more "realistic" loan settlement number which the lender will inturn swallow a bit easier than the massively discounted Investor number desired. This is the rub everytime I hear an "investor" rationalize THEIR techniques. It might be right for the investor but the Homeowner, due the investor's greed, then may be stuck with NO SALE and foreclosure on their record. The Realtors know they have a fiduciary and a license at risk to get this deal done! The appraisers are still reeling from the evaluation requirements now expected of them. And all the arguements of willing buyer/willing seller are NOT of this market anylonger! Get over it. Michael J.
