I am cautiously optimistic, having a less than positive experience with HouseValues Inc. now Market Leader; coordinating the lead flow seemlessly from various web sites into the database will be the crux for me. I applaud KW and am proud to be in buisiness with Cary Sylvester and Gary Keller. • We have appraisal issues in
    By Kathy Toth and TeamJuly 10, 2010 - 5:06am

We have appraisal issues in Michigan. Third party companies hire apprisers from 2 counties North who do not know our Ann Arbor values. Factual mistakes are easy to spot and correct but really, how do you prove the appraiser does or does not have the local knowledge? The new guidance on appraiser selection begins on page 476 of the selling guide, and is effective immediately. Lenders must use appraisers who "have the requisite knowledge required to perform a professional quality appraisal for the specific geographic location and particular property type," Fannie Mae said, as well as access to "necessary and appropriate data sources for the area in which the appraisal assignment is located." The "third party appraiser hiring" charge is passed on to the consumer (who is supposed to be protected) and increases the cost of housing to the poor consumer. Law makers don't get in the trenches and live the negative impact their laws create.
