Austin market defies U.S. economic drought, but faces real one

When Win Butler, lead singer for the indie rock band Arcade Fire, took the outdoor stage at the recent Austin City Limits Music Festival in Texas, he told the audience, "I don't know if we've ever prayed for rain before at a festival, but we are this time."

The sentiment is an entirely serious one in Austin, where a long-running drought, followed by literally thousands of wildfires, has cast an economic shadow in a region that hasn't had a whole lot to be anxious about in recent years.  more...

Mortgage rules put recovery at risk

Policy proposals for dealing with our current depressed economy are largely at an impasse. Monetary policy has gone about as far as it can go, while fiscal policy is hamstrung by political constraints on any measures that enlarge the federal debt. Housing policy, in contrast, has enormous expansionary potential that can be released merely by revising or eliminating some of the many unproductive rules governing how home loans are granted.

These rules originate from Fannie Mae, Freddie Mac and in some cases from the Federal Housing Administration (FHA). In combination, these agencies touch about 95 percent of all home loans being written today. Most of the rules apply to who is and who isn't qualified to borrow, and among those qualified, to how much extra they have to pay for deviations from pristine status. The liberalized rule changes would reduce expected losses to the agencies because the additional housing demand that resulted from them would stabilize home prices.  more...

Interest in overpriced real estate wanes

Beautiful homes in desirable locations can sit on the market for months simply because they are priced too high and the sellers won't reduce the price. Sellers often tell their agent to encourage buyers to make offers, but buyers usually don't.

Although this may seem counterintuitive to sellers, buyers have good reasons for not making offers on listings that are overpriced for the market. A high price can signal an unrealistic seller.  more...

Realtor associations and Realtor-affiliated multiple listing services may have the legal right to change their rules in order to prevent technology-based brokerage Redfin and other Virtual Office Website (VOW) operators from publishing agent performance data culled from MLS sold data.

But any prohibitions on providing agent performance data to clients would have to apply to traditional, brick-and-mortar brokerages too, said the CEOs for Redfin and Arizona's largest MLS.  more...

Skilled workers flee home construction

Arizona, along with Florida, Las Vegas, Southern California and Michigan, as most people know, has been one of the places in the country hardest hit by the popping of the housing and mortgage bubble. So, it was interesting to see that in an early summer employment report, construction jobs in Arizona had finally begun to stabilize.

In June 2011, construction jobs totaled 112,500, down just 0.3 percent from 112,800 in June 2010, according to the state's major newspaper, The Arizona Republic. The decline was so slight, the data indicated a plateau.  more...

Visitors to popular real estate search site Realtor.com in August were most likely to search for homes listed at higher price points than the U.S. median price.

The median list price of properties viewed at Realtor.com was $214,990 in August, Realtor.com reported, which is about 28 percent higher than the U.S. median price of single-family resale homes sold that month, according to National Association of Realtors data.  more...

A hot-button issue for the Internal Revenue Service is the misclassification of employees as independent contractors for employment tax purposes.

Classifying a worker as an independent contractor instead of an employee can save a hiring firm a lot of money because it doesn't have to pay half the worker's Social Security and Medicare taxes out of its own pocket (as it does for employees), or withhold any tax from the worker's pay.  more...

Homebuyers in the greater Chicago market browsing broker and agent websites will soon be able to see when a listing is eligible for a down payment assistance program, and determine if they might qualify.

Midwest Real Estate Data LLC is the fourth multiple listing service (MLS) in the nation to offer Atlanta-based Workforce Resource's Down Payment Resource tool, which integrates information about hundreds of down payment assistance programs with MLS listing data.  more...

Q: After we had a replacement window installed a couple of years ago, I sprayed foam insulation around the edges, because the installation left some noticeable gaps.

The foam expanded and is now all over the white siding. I was told to let it dry and that eventually it would deteriorate and could easily be removed. I've been afraid to touch it ever since, but it is an eyesore. Thankfully, it's at the back of the house. Do you have any tried-and-true methods for removing this?  more...

Q: I rent my vacation home to weekenders and weeklong residents on a regular basis. I collect a $250 deposit and allot five hours for cleaning between guest stays. Last month, the departing guests left the place so dirty and messy that the cleaners couldn't finish in time. When the new guests arrived, it wasn't done and they left, refusing to pay any rent. Can I sue the departed tenants for that lost rent? --John C.
