6 must-haves for mortgage approval

By Dian Hymer, Monday, November 7, 2011.

Interest rates fell to new lows in September. Low interest rates increase affordability and should make it easier for buyers to qualify. Yet stories of buyers waiting months to gain loan approval and home purchase transactions not closing on time due to lender's strict underwriting are all too common.

Some buyers are turned down for illogical reasons. For instance, if you have investments -- even if they're performing well -- an underwriter might deny the mortgage because your portfolio doesn't fall into the underwriter's risk assessment model.  more...

By Jack Guttentag, Monday, November 7, 2011.

"My application to refinance my $200,000 loan was recently turned down ... do I have any recourse?"

If by recourse you mean a third party of some standing who will direct the lender to make the loan, or attempt to persuade them to do it, the answer is "no."  more...

U.S. single-family home prices declined on both a monthly and annual basis in September -- the second straight month that property data firm CoreLogic reported a decline in both measures.

CoreLogic's price index fell 4.1 percent year over year and dropped 1.1 percent on a month-to-month basis in September, according to a company report released today. That follows a 4.4 percent annual decline and a revised 0.3 percent monthly decline in August.  more...

True costs of a monthly mortgage

By Tara-Nicholle Nelson, Monday, November 7, 2011.
<a href="http://www.shutterstock.com/gallery-211771p1.html" target=blank>Paul Fleet</a>/<a href="http://www.shutterstock.com" target=blank>Shutterstock</a>

The whole idea of an infographic is to take a topic that is complex or difficult to understand via text, and to display it, with graphics and visuals, in a way that makes it simple to understand at a glance.

Given that overarching aim of the entire genre, it makes sense that many an infographic has been designed in an effort to demystify that indispensable phenomenon which holds the power to empower and imperil, while causing great obfuscation among homebuyers and homeowners alike: the home mortgage.  more...

<a href="http://www.shutterstock.com/gallery-81251p1.html" target=blank>Helder Almeida</a>/<a href="http://www.shutterstock.com" target=blank>Shutterstock</a>

I just marked my 10th anniversary as an Inman News columnist and thought it would be fun to take a look back at the hot topics, how the industry as changed, and the themes that are as relevant today as they were yesterday.

In many respects, the issues we faced a decade ago are still with us today. Key examples include how to utilize new marketing technologies, how to stay profitable during a shifting market, as well as how to cope with economic and natural disasters over which we have no control.  more...

By Mary Umberger, Monday, November 7, 2011.
This Iowa property, featured in the baseball film "Field of Dreams," has been sold. Flickr/<a href="http://www.flickr.com/photos/mwlguide/109959263/" target=blank>mwlguide</a>.

Dispatches, bulletins and outright oddities from across a very wide real estate landscape:

The Iowa farm that was featured in the 1989 move "Field of Dreams" -- and was the focus of a 2010 Inman News story (see: "Ex-major leaguer recruited to sell 'Field of Dreams' ") about the former Major League pitcher-turned-real estate broker Ken Sanders -- has found a buyer, according to The New York Times.  more...
