$131 million SoCal office deal

Real estate investment firm Kennedy Wilson acquired a 354,341-square-foot office building in Thousand Oaks, Calif., for $131 million.

Built in 1982, the building, which was extensively renovated in 2007, is situated on 43 acres. It comprises three stories of class A space.

At the time of sale, the property was 79 percent occupied and includes three major tenants: Baxter Healthcare, Verizon and HMS Capital.

Kennedy Wilson and its sponsored funds KWI Property Fund I and KW Property Fund II purchased the asset from an unidentified entity.

Westcore downsizes Colorado Springs holdings

Westcore Properties has sold three buildings in the Briargate Business Complex in Colorado Springs, Colo., for a total of $35.6 million.

The first building, Corporate Point at Briargate, is a 115,260-square-foot office building on a 7.9-acre lot. The building is located at 1975 Research Parkway, and the major tenant at the time of sale was Kaiser Foundation.  more...

Granite sheds Houston office space for $45 million

Real estate investment company Granite Properties has sold a large Houston office building for $45 million.

The property, 363 North Belt, features 386,277 square feet of office space. The 19-story tower is located at 363 North Sam Houston Parkway East in the city's Greenspoint submarket.

An undisclosed pension fund advisory firm purchased the property for a confidential price free and clear of debt, according to a press statement. The property had undergone renovations since 2002.  more...
